Foggy Dual-Pane Repair — South Lake Tahoe & the CA Shore
Fog, moisture or milky haze between the panes means the sealed unit has failed. We swap just the glass unit — not the whole window.
That fog isn't dirt — the unit has failed
When moisture appears between the panes, the insulated glass unit's seal has broken and its desiccant is saturated. No amount of cleaning fixes it, and "defog" drilling services are cosmetic at best. The real fix is simpler than most homeowners think: we replace the sealed unit inside your existing frame. Same window, clear glass, working insulation — for far less than window replacement.
What’s included
- Failed IGU (sealed unit) replacement
- Fog, condensation & milky-haze diagnosis
- Altitude-built replacement units (capillary tubes where appropriate)
- Low-E glass matching
- Frame & weep inspection while we're there
- Multi-window discounts on whole-house swaps
Built for the lake
Fog is Tahoe’s signature glass failure — sea-level units bow and blow their seals up here years early. Every replacement unit we order is altitude-built (pressure-equalized, capillary tubes where the spec calls for them), which is exactly the detail that decides whether your new glass lasts.

How it works
From Photo to Clear Glass — With Real Timelines
1 Send photos or call
Two or three photos and rough width × height through the form — or just call the shop. Requests in by early afternoon usually get a ballpark the same business day.
2 We measure it right
Free estimate confirmed with our own tape — at your place, or bring small pieces to the storefront. The number you approve is the number on the invoice — changes get re-quoted first.
3 Glass built for the lake
Fabricated to spec — altitude-built sealed units, tempered where code requires. Typical fabrication: about a week; sealed units and enclosures one to two.
4 Installed clean
Most installs are a single morning. We test everything with you, sweep up to the last sliver, and email photos and the invoice if you’re out of town.

Why do so many Tahoe windows fog early?
Elevation. At 6,200+ feet, sealed units built at sea level arrive under enormous pressure difference — panes bow outward and seals rupture years early. Replacement units need to be built for altitude, which is exactly how we order them.
Is it cheaper to replace the glass unit or the whole window?
When frames are sound, swapping only the sealed unit typically runs a fraction of full replacement — industry figures put glass-only at roughly 30–70% less. We'll tell you honestly when a frame is too far gone to be worth it.
Can foggy windows be 'defogged' instead?
Drill-and-dry services exist, but they don't restore the insulating gas or the seal — the fog usually returns. We replace the unit so it's actually fixed.
